A simplified DSCR divides qualifying rent by the modeled property obligation. The receiving professional decides which rent evidence, taxes, insurance, association dues, rate, amortization, reserves, leverage, credit, and property rules apply to the real Texas request.

That distinction matters because a calculator can show whether an assumption deserves a conversation, but it cannot verify income, insure the property, value the collateral, or select a provider.

Use the property's tax evidence

Start with the current tax records and identify assumptions that may change after purchase or a change in use. Ask the local appraisal district or a qualified tax professional which exemptions or valuation treatments apply to your ownership and rental plan. Do not assume the seller's tax bill is the correct ongoing expense for your investment. Put the supported annual figure into the calculator and test a higher-cost case separately.

Compare Texas rentals property by property

A Dallas house, Houston rental and Austin small multifamily property should each have their own rent evidence, expenses and insurance estimate. Use the actual municipality and parcel rather than one statewide operating-cost percentage. For a portfolio, list each address, loan balance, lease, vacancy and recurring expense before asking whether the provider reviews individual loans or a different portfolio structure. One strong property's ratio does not establish eligibility for all the others.

Distinguish a ready rental from a renovation

For a leased purchase, show the lease, payment history where available and current condition. For a property needing substantial work, separate acquisition, repairs and the period before rent begins. Ask whether the property can be reviewed for long-term rental financing now or needs a different first stage. A planned DSCR refinance after renovation is an intended exit, not a commitment that a future loan will be available.

Prepare the refinance with actual debt figures

Gather the payoff statement, remaining loan term, existing prepayment provisions and the purpose of additional proceeds. Compare a rate-and-term request with a cash-out request using their own proposed payments and fees. Keep funds to close, required reserves and cash left after closing separate. Reducing the monthly payment is only one comparison; the cost of replacing the debt and the planned holding period also matter.

Read a Texas DSCR estimate without confusing it with profit.

Illustrative arithmetic: $3,000 monthly rent divided by $2,400 of modeled principal, interest, taxes, insurance and association dues gives 1.25x. If those obligations rise to $2,700, the ratio falls to 1.11x. If rent also falls to $2,700, it becomes 1.00x. These are made-up planning inputs, not quoted terms or a minimum qualifying ratio.

The remaining $600 in the first case is before maintenance, management, vacancy, major repairs and other excluded costs. It is not a forecast of spendable profit. This page uses a residential rent-to-housing-expense method; a commercial analysis using net operating income and debt service is a different calculation.

  1. Identify the transaction. Address, property type, units, occupancy, purchase contract or refinance payoff, requested amount and intended rental use.
  2. Support the income. Lease or rent roll, current collections where available, vacancy and an identified source for projected rent.
  3. Support the costs. Property-tax evidence, insurance estimate, association dues, known assessments and a separate repair budget.
  4. Confirm the written proposal. Rent method, ratio requirement, valuation basis, leverage, reserves, credit review, fees, rate structure and prepayment provisions.

Ask whether the payment is fully amortizing or interest-only, whether the rate can change, and whether maturity differs from the amortization period. The calculator models level monthly principal and interest; it does not model future rate changes or an interest-only period.
